July 2019 Market Update

Aquí esta su actualización del mercado de bienes raíces de este mes de Julio y lo que significa para usted. 

Estos son los puntos destacados.

Para compradores: 

Por primera vez en el año, en inventario de casas en venta han disminuido un 9.5% en las últimas 4 semanas. Los compradores estén viendo muy pocas casas por debajo de $200K y las casas entre $200K-250K también están desapareciendo rápidamente. Intentando llenar el vacío están las casas y condominios de nueva construcción con rangos de precios entre $ 200 y $ 250K, con un promedio de 1,362 pies cuadrados. Los desarrolladores están compitiendo por el mercado de ventas de casas dentro de ese rango de precios en todo el Valle


Para los vendedores: 

Las casas bajo contrato han subido un 7.4% y hasta el 19% para hogares entre $250,000 y $600,000. La mayoría de los propietarios de viviendas valoradas en menos de $250,000 se vieron inundadas con ofertas de inversionistas buscando casas para remodelar y vender en menos de 6 meses. Las compañías llamadas iBuyer como Open Door, OfferPad y Zillow mostraron una ganancia de promedio de $9,900 en la venta de sus casas renovadas.

This is your 2019 July Market Update!

Here are some key points to remember:


For buyers:

For the first time all year, the supply of homes for sale has dropped 9.5% in the last 4 weeks. Buyers are experiencing very little supply under $200K and homes between 200K-250K are also disappearing fast. Trying to fill the gap are newly built homes and condos with price ranges between $200-$250K, with an average 1,362sf. Developers are competing for the sales market for homes within that price range all over the Valley. 


For sellers:

Listings in escrow are up 7.4% and have soared to 19% for homes between $250K-$600K. Most homeowners with properties valued under $250K were flooded with offers from investors for flip sales. And iBuyer companies such as Open Door, OfferPad and Zillow showed a median gross gain of $9,900 from their flip purchases.
